A proper contractor is worth their weight in gold…

A “contractor”, however,  will have you pay 50% of a $35,000 job up front and then take 6 weeks to get started.

A “contractor” will bid $15,000 on a $20,000 job . You’ll then need another $10,000 in  “change orders” to get the job done right.

There’s an old saying, “some people know the price of everything, but the value of nothing.” (Oscar Wilde).

When it comes to contracting, all bids aren’t created equally. Know the value of having a solid team member that you can rely on to fix up the property. Cheaper bids don’t necessarily mean lower cost rehabs.

Its better to pay more and get the job done right, than end up having to pay someone else to come in and re-do someone else’s work en-route to doing the job right.

If you can get the property finished product at a lower cost that’s even better, but don’t let price be your only consideration.
